An Administrative Site Plan Review request has been received by Miami’s Department of Regulatory and Economic Resources in regard to the development of Princeton Garden, a 4-building multi-family residential complex proposed for 24000 Southwest 127th Avenue in the Princeton Community Urban Center District of Miami-Dade County. The property sits at the intersection with Southwest 240th Street, currently vacant and spanning 10.356-acres, equivalent to 450,757 square feet of land. Behar Font & Partners is listed as the architect, and Princeton Garden Apartments, LLC is the developer behind the application.

The FAA Grants Approvals For 491-Foot-Tall 525 South Andrews Avenue In Fort Lauderdale

The Federal Aviation Administration (FAA) has given clearance to 525 South Andrews Avenue, aka 525 Andrews, a 46-story mixed-use skyscraper planned for Downtown Fort Lauderdale. According to a new document recently posted to their website, the FAA has determined that “the structure would have no substantial adverse effect on the safe and efficient utilization of the navigable airspace by aircraft or on the operation of air navigation facilities.” The structure will now be allowed to rise 491-feet, or 498-feet above sea level, and is designed by  Dorsky + Yue International Architecture. Federal City Property Investors, LLC is the developer behind the project.

KAR Properties Unveils Renderings For Two New Skyscrapers Planned For Downtown Miami

Renderings have been unveiled for two new skyscrapers from KAR Properties in Downtown Miami tentatively known as MRP5 and MRP6. The images recently appeared on the developer’s website, referred to as ‘State-of-the-art’ towers; one with multifamily residential units and retail, and the other an office building. The unveiling of the two new towers corresponds with the announcement of the relaunch of One River Point luxury condominium complex  back in May, mentioning two additional phases to be added to the project. MRP5 and MRP6 are expected to rise on land already owned by KAR Properties, possibly addressed as 82 Southwest 3rd Street and 50 Southwest 3rd Street.

Lions Group NYC Purchases Development Site Of Planned 53-Story M Tower In Miami

The development site of an already approved 53-story mixed-use building planned for Downtown Miami was recently sold to a prominent New York City developer. The two parties in the transaction are the seller Downtown 56 LLC, an affiliate of S2 Development, and the buyer Downtown 1st Street LLC, an affiliate of Long Island-based Lions Group NYC. The 16,718-square-foot site traded hands for $10 million, and that includes the addresses 56 Southwest 1st Street and 65 Southwest 2nd Street, including the air rights to the adjacent city-owned parking structure at 70 Southwest 1st Street. Lions Group NYC intends to follow through with the existing plans for the new building.

Mast Capital Submits Plans For Three Skyscrapers Where ‘Capital At Brickell’ Was Once Planned

Miami’s Planning Department and Office of Zoning has received an application from real estate developer Mast Capital proposing to build three new mixed-use skyscrapers in Brickell. The plans call for the construction of two 56-story towers and a 74-story tower in the western perimeters of the district. The project would be built on the site of two former developments that never came to fruition primarily addressed as 1420 South Miami Avenue, bounded by Southwest 14th Street on the north and Southwest 14th Terrace on the south with Southwest 1st Avenue to the west. Iris Escarra of GreenbergTraurig is representing the developer in the filing.
