Swire Properties And Related Companies Unveil Florida’s Tallest And Largest Commercial Skyscraper For 700 Brickell Avenue

Miami-based Swire Properties Inc. (Swire), the U.S. real estate arm of the Hong-Kong listed multinational corporation Swire Group, and New York-based Related Companies (Related), the powerhouse developer behind Hudson Yards in Manhattan, have unveiled their official plans for One Brickell City Centre, an approximately 1,000-foot supertall commercial skyscraper proposed to replace an aging 10-story office building at 700 Brickell Avenue in Brickell, Miami’s Financial District. The project is designed by internationally renowned architecture firm Arquitectonica and is proposed to yield 1.6 million square feet of office space with the largest floor plates in Miami for a Class-A office building. If approved, One Brickell City Centre would become both the tallest and largest commercial building in Florida, representing the second phase of Swire’s 4.9-million-square-foot Brickell City Centre mixed-use complex.

Foundation Permit Issued For 47-Story Residential Tower At 77 SE 5th Street In Brickell

A phased foundation permit has been issued to Miami-based real estate developer Related Group for a 47-story residential tower at 77 Southeast 5th Street in Brickell, Miami. According to a pending permit for vertical construction filed in December 2020, the plan for this development is a 478-foot-tall tower with 720,101 square feet of space including 506 multi-family rental units. The project is going by the name of One Brickell Tower II for the time being, and is designed by Arquitectonica. John Moriarty & Associates of Florida Inc. is listed as the general contractor. The permit was approved on June 2, 2022, and Related will have until November 29, 2022 to complete foundation work.

FAA Permits Filed For Three Tower Cranes At The Site Of 39-Story Nema Miami In Edgewater

Permit applications have been filed with the Federal Aviation Administration for three tower cranes at the development site for Nema Miami, a 39-story mixed-use project in the works at 2900 Biscayne Boulevard in Edgewater, Miami. The development is the first of two phases being administered by Miami-based developer Crescent Heights, which is expected to yield nearly 943,000 square feet of space including 588 apartments, over 50,000 square feet of commercial space anchored by Whole Foods, and as many as 748 parking spots within a 428-foot-tall building. Nema Miami is designed by Arquitectonica with ODP Architecture & Design as the architect of record and New York-based Rockwell Group is handling interiors.

FAA Building Permits Filed For 294-Foot-Tall Building On Parcel 11 In Magic City Innovation District

The Federal Aviation Administration (FAA) received building permit applications for a 294-foot-tall building to be constructed in the emerging Magic City Innovation District. Coordinates listed in the filings align with a 25-story residential tower at 6001 Northeast 2nd Avenue designed by Arquitectonica that was unanimously approved by Miami’s Urban Development Review Board (UDRB) back in November 2021. Parcel 11, the current naming scheme for the project, is proposed to bring 522,806 square feet of space including 349 luxury residential units, 13,010 square feet of retail space, and an adjacent connected parking and amenities structure with 393 vehicle spaces. The developer is MCD Miami LLC, a joint venture partnership between real estate developer Plaza Equity Partners, brokerage firm Metro 1, and investment firms Luna Rouge and Dragon Global.
