AIMCO Files Plans For 60-Story Residential Tower At 640 NE 34th Street In Edgewater

Denver-based real estate developer AIMCO has filed plans to Miami-Dade County planners requesting a shoreline review for a 60-story residential tower in Edgewater. The building would be located across the street from Hamilton on the Bay, also owned by AIMCO, occupying several parcels of land between 560 – 640 Northeast 34th Street. Plans call for the development of a 650-foot-tall structure with 241 dwelling units, 4,696 square feet of commercial space for a restaurant and a new 8-story parking garage for 380 vehicles. Stantec is both the architect and civil engineer. Kimley-Horn is the traffic engineer. Urvanx is the interior designer of record and landscaping will be handled by MAKwork.

Leasing has launched for Strata Wynwood, a recently completed 12-story mixed-use development at 21 Northeast 22nd Street in the heart of the Wynwood Arts District. Architecturally designed by Stantec with interiors envisioned by Mary Cook Associates for developers CIM Group and One Real Estate Investment, the property comprises 257 residential rental apartments, 61,503 square feet of Class A office space and 33,474 square feet of ground-floor retail. Leasing operations and property management are being led by Bozzuto, while Rockhill Management, L.L.C. (Rockhill), is serving as the management team for the commercial and retail components. The building began welcoming it’s first residents in March, with 50% of units already under leases.

A new rendering has surfaced of Legacy Hotel & Residences, a 51-story mixed-use building officially underway at 930 Northeast 1st Avenue within the 27-acre Miami Worldcenter. Designed by Kobi Karp Architecture & Interior Design Inc. with interiors by ID & Design International and developed by Royal Palm Companies, the near 1-million-square-foot structure is planned rise 690-feet and include 310 residences and 219 hotel rooms, 37,227 square feet of commercial space, 55,088 square feet of office space, over 140,000 square feet of wellness space, 482 parking spaces and 30 bicycle spaces. Moss & Associates LLC is listed as the general contractor.

Demolition Permits Issued To Make Way For 44-Story LOFTY Brickell At 99 SW 7th Street In Miami

Full demolition permits have been issued by the City of Miami for the removal of a 20,000-square-foot structure located at 99 Southwest 7th Street, at the intersection with Southwest 1st Street and South Miami Avenue in Brickell. The property, which spans just over 70,000 square feet, sits on the southern riverbank of the Miami River with over 100-feet of water frontage and will soon undergo preparations for the development of LOFTY Brickell, a 44-story residential building designed by Arquitectonica with landscape architecture by Urban Robot Associates for Newgard Development Group (Newgard). The project is planned to comprise 364 fully-finished and furnished residences with curated interiors by INC and 40,000 square feet of amenities, licensed for sharing and short-term rentals, estimated to rise 481-feet.
