An application for Administrative Site Plan Review (ASPR) has been filed for Aventura Pointe, a 20-story mixed-use development located at 2660 Northeast 189th Street in the unincorporated Town of Ojus, Miami-Dade County. Designed by IDEA Architect with Thomas Engineering Group as the landscape architect and civil engineer, and developed by Aventura Pointe LLC, managed by Yakov Cohen and Shimon Bouskila, plans for the proposed building include 649,200 square feet of space, with approximately 9,125 square feet of retail space and 347,355 square feet of a gross rentable residential area, offering 327 units in a mix of one-bedroom, two-bedroom, and three-bedroom apartments ranging from 640 to 1,250 square feet.

Miami’s Building Department has approved a foundation permit for 222 (Namdar Towers), a 1.3-million-square-foot mixed-use development comprising two 43-story towers at 222 Northeast 1st Avenue in Downtown Miami. Designed by Behar Font & Partners with De Los Reyes Engineering, Inc. as the structural engineer and developed by Great Neck, New York-based Namdar Group, the development is planned to yield 1,394 residential units, 7,984 square feet of ground floor commercial space, 336 vehicles parking spaces, and racks for 1,394 bicycles. Witkin Hults + Partners is the landscape architect, TWR Engineers is the MEP engineer, and Grāef is the civil engineer.

Developers Sign Utility Agreement For Upcoming Supertall One Brickell City Centre

The developers of One Brickell City Centre have signed a utility agreement to connect the upcoming supertall office tower at 700 Brickell Avenue to Miami-Dade County’s water and sewer system. The agreement, dated February 22, lists 700 Brickell City Centre LLC and Brickell City Centre Project LLC as the developing entities, with Kieran Bowers of Swire Properties signing on behalf of both entities. Hudson Yards developer Related Companies, led by Stephen Ross, is also a partner in the project. Miami-based Arquitectonica designed the project.

Plans have been filed for RD Rio Vista, a 30-story mixed-use building at 409 Southeast 8th Street in the Rio Vista section of Fort Lauderdale’s downtown corridor.  Designed by Cohen, Freedman, Encinosa & Associates with Botek Thurlow Engneering, Inc. as the civil engineer and Rhett Roy as the landscape architect, the 337-foot-tall structure project would include 267,135 square feet of residential space across 328 units ranging from 510 square feet to 1,225 square feet with an average unit scope 814 square feet, 3,000 square feet of ground floor retail space, and 440 structured parking spaces. The developer is a joint venture partnership between Related Group and Alta Development under the 409 SE 8th Street, LLC.

Delray Beach Mayor Shelly Petrolia and Downtown Development Authority Executive Director Laura Simon were special guests at the ceremony. Bluewater Builders will serve as the general contractor, with delivery anticipated for the summer of 2024.
