Chicago-based Trilogy Real Estate Group (Trilogy), under the TF Second and 23rd, LLC, has proposed a 33-story mixed-use building at 212 Northeast 23rd Street in the Edgewater neighborhood of Miami. Dubbed Residence 23, the development is designed by SB Architects and would feature a 367-foot-tall structure encompassing 663,757 square feet of space. The project would include 369 residential units, approximately 13,113 square feet of ground-floor retail space, parking facilities with 504 spaces, and various amenities. Kimley-Horn is the project’s civil engineer and landscape architect, while Pierce Engineers is the structural engineer. Miami’s Urban Development Review Board is scheduled to review the proposal for Residence 23 on April 19th.

Miami-based Alta Development proposes River District 14, a 16-story condominium project focusing on short-term rentals in the Allapattah neighborhood, just a few blocks north of the Miami River. Designed by Coral Gables-based Behar Font & Partners, the 180-foot-tall structure is planned for a 1.26-acre site at 1428 Northwest 14th Avenue, primarily vacant and bound by Northwest 14th Terrace to the north and Northwest 14th Street to the south. Acquired by the developer for $14.6 million in 2022, the site is positioned a block north of the River Landing retail and apartment complex, providing public access to the riverfront. The proposed building would encompass 414,102 square feet of space, featuring 283 condominiums and 326 parking spaces, including 66 spaces outfitted for electric vehicle charging, with a fitness and business center on the ground floor and an amenity deck complete with a pool on the sixth floor.

Designed by Beilinson Gomez Architects P.A., with Gardner + Semler Landscape Architecture (GSLA) as the landscape architect, and developed by Rockville Hospitality LLC, an entity linked to Maryland-based Baywood Hotels led by Amit Patel and Chris Desai, the proposed development aims to create an urban infill project that seamlessly integrates with the surrounding environment. The approximate 257-foot structure will encompass 406,325 square feet of space, featuring 240 dwelling units, 45,489 square feet of commercial space on the ground floor and second level, 470 parking spaces, and 260 bicycle spaces. In addition, the eighth level will boast a pool and amenity space for residents, with residential units occupying the upper levels. Miami’s Urban Development Review Board will consider the proposal for the project on April 19, 2023.
