Melo Group Launches Sales Of Twin 62-Story Aria Reserve Miami

Recently, YIMBY posted on a pair of twin towers previously known as Island Bay proposed by the Melo Group, one of the most active high-end residential real estate developers in all of Miami. Just days later, the developer has officially launched sales on the south tower of the project, now officially known as Aria Reserve Miami, which is set to rise on 5-acres of land addressed as 700 Northeast 24th Street in Edgewater, Miami. The floor count has been bumped up to 62-stories and the towers should rise to 649-feet above sea level, granting the development the title of the tallest waterfront residential twin buildings in the country, yielding a total of 782 residences.

Legacy Hotel & Residences, a $178 million project, is currently in its “permitting” phase, according to the Construction Journal. Per the development’s website, the luxury complex features a one-acre pool deck, rooftop bar, and 50,000-square foot medical clinic.

Nautilus 220, an $180 million mixed-use development in Palm Beach County, FL, is currently in the redesign phase, per the Construction Journal. Upon completion, the complex will comprise both retail and residential space. It’s currently being managed by Forest Development LLC, an international real estate development firm. Nautilus 220 is one of its biggest projects right now.

The Melo Group, one of Miami’s the most active high-end real estate developers, has their eyes set on the redevelopment of 3.68 acres of land spanning several blocks beside Biscayne Bay in Edgewater. In August of 2019, the developer unveiled plans for Island Bay, two twin 60-story mixed-use towers featuring designs by non other than Arquitectonica, and both reaching a structural height of 637-feet. The site of the proposal is addressed as 700 Northeast 24th Street, which includes approximately 168,262 square feet of total area across 24 parcels.

Just a month after the unveiling, Aria Development Group has submitted applications to the Urban Development Review Board seeking approvals for the construction of their upcoming 40-story tower known as 501 First Residences in Downtown Miami. Designed by renown architect Revuelta Architecture International with interiors by Shim Projects, the development is located at 501 Northeast 1st Avenue, at the south-western corner of the interior lot including the addresses 121 NE 5th St. and 515 NW 2st Ave. The tower is expected to yield 393,912 square feet, including 448 fully furnished luxury residential units and 3,127 square feet of commercial space.

Miami-Dade County’s Department of Regulatory and Economic Resources is now reviewing applications seeking approval for the construction of Princeton Crossing, an 8-story residential building planned to rise at the intersection of SW 252nd Street and what will eventually be SW 138th Avenue in the Princeton Community Urban Center District. The developer, 22 Princeton, LLC., intends to build 150 residences and on-grade parking on 22.61 acres of currently vacant land. Behar Font & Partners is the design architect for this project.

However, when confronted with the sudden influx of condos, apartments, and houses, the firm changed gears. The current structure, which is a stark contrast to the updated buildings around it, will be demolished sometime within the next year. Plans have been submitted to the Urban Development Review Board of Miami seeking approvals for Evvo House Miami Hotel, a 12-story mixed-use building to be located at 8001 Northeast Bayshore Court in the Upper East Side, Miami. The property’s interior lot faces Biscayne Bay to the east, bounded by the intersection between NE Bayshore Court. and NE 80st Street, also within close proximity to the John F. Kennedy Causeway along NE 79th Street that crosses over to Normandy Isles. 8001 Bayshore Group LLC, an affiliate company of Standard Partners LLC, is listed as the owner of the applications.
