13th Floor Investments Files Plans For 17-Story Mixed-Use Tower Near Aventura, Florida

Miami-based developer 13th Floor Investments, under the 13th Floor Acquisitions, LLC, has filed plans for a 17-story mixed-use building at 19680 and 19770 West Dixie Highway in the Ojus neighborhood of Miami-Dade County, near Aventura. Designed by Corwil Architects, the nearly 190-foot-tall structure would yield 561,775 square feet of space including 350 multifamily residential units, approximately 5,300 square feet of ground floor retail, and 545 parking spaces with 20% designated for electric vehicle charging. The property is located just west of Aventura Mall and steps away from the new Brightline Aventura Station.

The Federal Aviation Administration (FAA) has received building permit applications to continue work on RD Las Olas, a 45-story mixed-use building under construction at 201 South Federal Highway in Downtown Fort Lauderdale. Designed by Cohen Freedman Encinosa & Associates and developed by Miami-based The Related Group (Related), the tower is destined to become the second tallest in Fort Lauderdale, comprising 300 residential units along with approximately 3,200 square feet of ground floor retail, a parking garage of 453 spaces and amenities such as a 10th-floor deck with a club room, a health club, a pool, and a spa. Balfour Beatty is serving as the general contractor with Baker Concrete Construction as the shell contractor and PTE Systems International, LLC providing post-tension materials and equipment

New construction permits have been filed for The Standard Residences, a 12-story mixed-use development planned for 3100 Northeast 1st Avenue in Midtown, Miami. Designed by Arquitectonica with interiors by Urban Robot Associates and developed by Rosso Development under the RM Dev Ventures LLC alongside Midtown Development, the project comprises 228 residential units, 34,000 square feet of amenities, and 11,000 square feet of ground-floor retail. Residences will be delivered move-in ready while simultaneously allowing flexible short-rental programs with 30-day minimum stays up to 12 times per year. Developer Acquires 3,300-Acre Development Site In Southern Clay County For Planned Mixed-Use Community

Fort Lauderdale-based BTI Partners, one of Florida’s largest master-planned community developers, continues to expand its footprint in Florida with the acquisition of approximately 3,300 acres of Governors Park for $85 million in Southern Clay County. The developer acquired the development site from The Davis family and The PARC Group, which closed on Friday, December 16, with plans to build 4,000 single-family homes and 2,000 multi-family units on the newly acquired site in the Green Cove Springs area. Further plans include using 840,000 square feet for commercial/retail space, 700,000 square feet of office space, 400 hotel rooms, 2 million square feet of light industrial, and an 18-hole golf course.
