33 Alhambra ProCo, LLC, an affiliate of a joint venture partnership between local developer MG Developer and Peru-based VYV, has submitted plans for an 8-story mixed-use development known as Alhambra Parc, also referred to as 33 Alhambra, in Coral Gables. The project aims to develop the 1.12-acre site at 33 Alhambra Circle, which was acquired in 2022 for $19,250,000. The proposed 104-foot-tall structure would yield a total floor area ratio of 170,694 square feet, comprising 78 residential units, 28,400 square feet of commercial space, and 151 parking spaces. Bellin Pratt & Fuentes Architects is responsible for the design of the Mediterranean-style building, set to be reviewed by Coral Gables’ Development Review Committee on May 31.

Proposed to rise on a 0.66-acre site comprising four vacant land parcels west of NE 3rd Avenue and east of North Andrews Avenue within the Downtown Regional Activity Center, the 520-foot-tall structure would yield 731,963 gross square feet, including 429 apartments, a 2,711-square-foot restaurant, and 432 parking spaces. FSMY Architects + Planners is the architect, and Architectural Alliance Lan dscape is the landscape architect. Fort Lauderdale’s Development Review Committee is now considering plans originally scheduled for review on May 14.

The proposed development would yield 1,827,392 square feet of space, including 1,215 residential units, 16,347 square feet of commercial space, and 1,831 parking spaces. The architectural layout features three 12-story apartment buildings, a nine-story parking garage with residential units facing the street, and a three-story apartment building, designed by Arquitectonica. The city’s Urban Development Review Board is set to review the plans on May 15.
