Dewatering and tree permit applications have been filed for 700 North Miami Avenue, a massive three-tower mixed-use development planned by Witkoff Group and Monroe Capital at Miami Worldcenter in Downtown Miami. Designed by Kobi Karp, the project will entail over 3 million square feet of space, including 2,350 residential units, over 30,000 square feet of ground-floor retail, and 1,924 parking spaces distributed across three towers. The project is advancing through the construction permitting process, with several new permits recently submitted – signaling that foundation work could commence soon for the former Miami Arena site.

Fort Lauderdale’s Development Review Committee is scheduled to review a new proposal by ILFC Corp, led by Gonzalo Sanchez, for a mixed-use development named DL-Design, located at 1102 NW 6th Street in the Dorsey Riverbend area, on May 28. The project, designed to rise four stories to a height of 49 feet, aims to transform a currently vacant 6,342-square-foot lot into a vibrant urban space combining residential and commercial uses. The application is represented by Yanina Mauro of Red Octopus LLC. JCM Consultants, LLC is the civil engineer, and Kimley-Horn is the traffic engineer.

Located at 2317 North Ocean Boulevard, the project will offer 38 residential units and amenities within a 0.84-acre property strategically positioned between the Intercoastal Waterway and the Atlantic Ocean. This prime location within the vibrant Central Beach neighborhood, encompassing five lots assembled by the developer for $5.54 million between 2021 and 2022, leverages scenic vistas and accessibility to enhance its residential appeal. The committee is scheduled to consider plans on May 28.

The Allen Morris Company, led by Allen and Spencer Morris, has received commission approval for their luxury condominium project, Ponce Park Residences, slated for development in Coral Gables. Located at 3000 Ponce de Leon Boulevard, at the intersection with University Drive, this development is poised to become a significant architectural addition to the city. The project, designed by John Cunningham, Managing Principal of Zyscovich’s Orlando office in Winter Park, Florida, and known for his work on the Alhambra Towers, features Mediterranean architectural influences and integrates an active pedestrian arcade leading to a new city park. On May 21, the city commission unanimously voted 5-0 in favor of the project.
