Anclote Harbor apartments is a $155 million venture planned for Southwest Florida. The multifamily residential development will comprise more than 400 luxury units spread across four-story five buildings. The homes will range from one-bedroom to three-bedroom homes, which the website describes as “superior to any garden-style apartment community in Tampa Bay.”
The Federal Aviation Administration has approved building permits for a 497-foot-tall structure in Edgewater, Miami. According to the included coordinates, the building would occupy a 22,000-square-foot assemblage of lots including 510, 522, 526 and 532 Northeast 34th Streets. The property is located across the street from the Hamilton on the Bay rental tower, and is just steps away from a dead end on Northeast 34th Street fronting Biscayne Bay. Three of the lots are owned by Nardware Properties LLC, and the other by 510 34th LLC; Hamilton on the Bay III, LLC is listed as the applicant, all of which are affiliates of Denver-based real estate developer AIMCO. The permits were applied for on April 13, 2022, and were approved by the FAA on July 8, 2022, lasting only three months for approvals.
Odyssey by Soltura is now offering in-person tours for its new luxury apartments in Fort Myers, Florida. The venture broke ground in 2021, offering 129 homes on a 12-acre lot. The venture itself required $29 million to complete, and the developer purchased the build site for $650,000 in February 2021. Some homes will become available starting July 15, 2022.
Construction is complete on Villa Valencia, 13-story luxury residential high-rise building at 515 Valencia Avenue in Coral Gables, Miami-Dade County. Designed by local architect Hamed Rodriguez Architects with Miami-based L&ND as the landscape architect and developed by Miami-based Location Ventures, the approximately 154-foot-tall structure comprises a distinguished collection of just 39 luxury condominiums ranging from two to three-bedroom units. The development integrates the revolutionary Delos’ DARWIN Home Wellness Intelligence network which provides advanced air purification, water filtration, lighting solutions and enhanced sleep systems. Villa Valencia recently received its Temporary Certificate of Occupancy (TCO); closings are currently underway, and residents have begun to occupy their residences. Winmar Construction served as the general contractor.
Quail Roost Transit Village is unfolding in Cutler Bay, Florida. Upon completion, the multi-million-dollar venture will eventually offer 500 homes––140 of will be affordable housing units, per Cash Flow in Miami Realty. The publication reports that Quail Roost Transit Village is a five-phase project.
