Demolition Permits Issued For 530 Northwest 1st Court In Downtown Miami

Total demolition permits have been issued for an unfinished concrete parking structure at 530 Northwest 1st Court in the Overtown District of Downtown Miami. The 5-story structure has stood on the property since around 2008 and was supposed to support a 29-story office building once known as Logik Tower, which was cancelled due to financial constraints and the recession that proceeded. The interior lot spans 22,500 square feet and is bound by NW 1st Court. on the East, NW 6th Street on the North, and two vacant lots on the West addressed as 525 and 533 NW 2nd Avenue. The permit was approved on February 11, 2022 and marked active by the 14th with The BG Group LLC listed as the general contractor at the cost of $153,930.

SkyWay Lofts is expected to open in March 2022, according to the venture’s website. The two-building, mid-rise community will offer 16 one-bedroom units and 49 two-bedroom units, a total of 65 residences. Mast Capital has officially filed plans with Miami’s Urban Development Review Board for 1420 South Miami Avenue, a three-towered mixed-use development proposed to be constructed at the former site of Capital at Brickell. The property is bound by South Miami Avenue on the East, Southwest 14th Terrace on the South, Southwest 1st Avenue on the West, and Southwest 14th Street on the North, across the street from SLS Brickell, Infinity at Brickell and One Broadway. The development is comprised of 2,727,765 square feet of new construction including 1,255 residential units, 18,969 square feet of commercial space and 1,646 parking spaces. The three towers will rise approximately 604-feet, 691-feet, and 939-feet across 50, 59, and 80 stories. Arquitectonica is listed as the design architect with ArquitectonicaGEO as the landscape architect.

Site plans have been filed for Dadeland Apartments, a massive transit-oriented mixed-use project proposed to rise at 8600 Southwest 72nd Avenue in Dadeland, Miami-Dade County. Designed by award-winning architecture firm Arquitectonica and developed by New York City’s Macklowe Properties, the development is comprised of two 25-story twin towers joint by a 4-story podium that would rise beside the Dadeland North Metrorail Station and Dadeland Mall. The proposal calls for a 347-foot-tall development yielding 1,239,000 square feet, with 542,155 square feet designated for residential space, 27,725 square feet for amenities, 11,455 square feet for retail and a parking garage integrated into the podium with 614 parking spaces. The buildings will yield a combined 650 residential units, which would come in studio through three-bedroom layouts, most likely rentals based on the average unit scope of 843 square feet. LACINYC, Corp., an entity affiliated with Macklowe Properties, is listed as the applicant with Dadeland Apartments LLC, an entity affiliated with real estate developer Rilea Group, listed as the property owner.
