You’ve never seen a Target or Aldi quite like this––at least in South Florida. Presently, Swerdlow Group is overseeing the development of a mixed-use retail and residential space coming soon Overtown, Miami. Instead of building a one-story, traditional shopping center and residential area, the singular building will tower 19 stories.

266-Unit Mixed-Use Development Proposed For 27077 South Dixie Highway In Naranja, Miami-Dade County

Miami-Dade County has received an application requesting for an Administrative Site Plan Review from Sulmona Ventures LLC, who has submitted a proposal to construct 266 affordable housing units, also known as workforce housing, across 2 new mixed-use buildings of 7 and 8 stories in the evolving Naranja district. The project’s title is Waterside for the time being, and is located at 27077 South Dixie Highway, on the corner of SW 145th St. The buildings will be designed by Coral Gables-based Behar Front & Partners, and will eventually rise on 4.78 acres of land encompassing well over 200,000 square feet of total lot area.

Alina Residences is the working name of a $111 million residential complex coming soon to Boca Raton, FL. The development will comprise four buildings and provide about 500 units. Construction began in the first quarter of 2019 and is expected to reach completion within the year or so.

The Related Group is preparing to drastically transform 5 acres of land along Tampa’s iconic Bayshore Boulevard and Hillsborough Bay water front via their Ritz-Carlton Residences Tampa project, a 27-story two-tower residential development + 12 townhome villas designed by world-class renown architect Arquitectonica featuring interiors by Meyers Davis Studio and landscaping by Enzo Enea. The subject property is currently addressed as 3105 Bay Oaks Court, bounded by Bayshore Boulevard to the east and Selmon Expressway to the west, with additional frontage along W. Santiago Street and W. Bay to Bay Blvd. The rise of the pair of skyscrapers will mark this as the first Ritz-Carlton-branded residences in Tampa as demand for luxury condos continues to pick up pace.

New construction permits have been filed for a 380-foot-tall, 38-story mixed-use tower at 2900 Biscayne Boulevard in Edgewater, Miami. Located near the borders of Wynwood and within what is considered Midtown Miami, the interior lot is just two block away from Biscayne Bay, bounded by NE 29th St. to the south, NE 2nd Ct. to the west, NE 30th St. to the north and Biscayne Blvd. to the east, occupying the entire block. The project will be named Nema, which is a brand of developments by Miami-based Crescent Heights, who has Arquitectonica onboard as the design architect with the Rockwell Group as the architect of record.

In the early hours of the morning on June 24, 2021, Champlain Towers South, a luxury condominium located in Surfside, FL, suffered a partial collapse. At the time of publication, at least one resident was dead, while over 100 more were unaccounted for.

Swerdlow Group And Coastal Construction Break Ground On Block 55 At Sawyers Walk In Overtown, Miami

Coconut Grove-based developer Swerdlow Group, lead by Michael Swerdlow, has officially broken ground on Block 55, a massive 1.4 million square-foot mixed-use development located in Downtown Miami’s Overtown district. The structure will occupy an entire block bounded by NW 3rd Ave. and NW 2nd Ave. measuring nearly 150,000 square feet in total lot area, addressed as 249 Northwest 6th Street and rising right beside the northbound elevated Interstate 95. World-class design firm Arquitectonica is designing the building with Coastal Contruction as the general contractor.

Coconut Grove-based Housing Trust Group has submitted plans to the Development Review Committee of Fort Lauderdale seeking approvals for Mount Hermon Apartments, a 7-story multi-unit apartment complex planned to rise 65-feet on property addressed as 750 Northwest 4th Street in the Dorsey Riverbend neighborhood of Fort Lauderdale. The interior lot has approximately 280-feet of frontage along NW 8th Ave., with 125-feet of frontage on NW 3rd St. and 200-feet of frontage on NW 4th St., located across the street from Mt Hermon AME Church.
