Miami Design District’s First Class-A Office Building Is Proposed For 3825 North Miami Avenue

Preliminary plans have been revealed in a pre-application filing with the Miami-Dade County Department of Regulatory and Economic Resources requesting an administrative site plan review for The Ursa, a 15-story Class-A office building proposed for 3825 North Miami Avenue in Miami’s Design District. Located between North Miami Court and North Miami Avenue on Northeast 39th Street, the 0.598-acre assemblage is a block away from Interstate 195 (Florida State Road 112) and within walking distance of the Design District’s upscale fashion and design stores. Designed by Arquitectonica and developed by Dacra, the building would contain 180,000 square feet of office space and 6,800 square feet of ground floor retail with museum-quality exterior public art and interior art curated by Daniel Arsham.

Witkoff Group Initiates Pre-Application For 700 North Miami Avenue At Miami Worldcenter

A pre-application has been initiated for an administrative site plan review with the Miami-Dade County Department of Regulatory and Economic Resources for 700 North Miami Avenue, the site of the cancelled Marriot Marquis Miami Worldcenter and the former location of the Miami Arena (demolished in 2008). The application lists WG 700 North Miami LLC, an entity owned and managed by New York City-based Witkoff Group, as the owner of the application, and reveals Miami-based Kobi Karp Architects is leading the design for the project. Plans for the 4.7-acre site consists of three 57-story mixed-use buildings with up to 2,195 residential units, 540,000 square feet of office space, and 49,999 square feet of retail space. Witkoff, along with Chicago-based Monroe Capital, acquired the property for $94 million from MDM Group in July of last year.

GFS Corp To Redevelop 1.86-Acre Site In North Miami Beach With Two 28-Story Mixed-Use Towers

Applications have been filed with the Planning and Zoning Board of the City of North Miami Beach for NMB Place, two 28-story mixed-use buildings at 1959 – 1999 Northeast 164th Street in Fulford. Designed by Bermello Ajamil & Partners and developed by GFS Corp, plans for the development include 1,219,643 square feet of new construction between twin 315-foot-tall towers including up to 700 residential units, 11,540 square feet of retail space, 6,810 square feet of office space and 957 parking spaces across 1.86-acres of land. GFS Corp is reportedly under contract to purchase the 78,363-square-foot site from NBMPlace LLC and TFH Grp LLC, which is located between Northeast 19th and 20th Avenues with South Glades Drive on the north, and just three blocks west of Biscayne Boulevard.
