Kolter Group is advancing plans for a new residential development at 3801–3883 Biscayne Boulevard, near the boundary of the Edgewater neighborhood and the Miami Design District. The developer recently submitted plans to Miami’s Urban Development Review Board (UDRB) for two 20-story, nearly 2940-foot-tall towers that will span nearly a full city block, replacing a two-story medical center on a 0.928-acre parcel. The proposed development, designed by Arquitectonica, is planned to yield 256,385 square feet and introduce 164 residential units, two lodging units, ground-floor retail, and structured parking.

Plans have been submitted to Miami’s Urban Development Review Board (UDRB) for Sense 22, a 36-story residential tower proposed for 114–138 NE 22nd Street on the edge of the Edgewater and Omni districts. The project is being developed by New Sense, LLC, an affiliate of Argentina-based HA Emprendimientos, with design by Anillo Toledo Lopez Architecture.

Greystar Real Estate Partners has plans for a large-scale housing development in Largo, FL. The venture would transform the Empath Health campus into a 376-home community, comprising both apartments and townhomes.

The Related Group has officially broken ground on Andare Residences Design by Pininfarina, a 46-story luxury condominium tower set to rise at 521 East Las Olas Boulevard in Fort Lauderdale. Marking the first high-rise condominium on Las Olas Boulevard in nearly two decades, the project is set to become a prominent addition to the city’s skyline. Rising to over 540 feet, the tower is expected to reach completion in 2027.

Two developers have filed plans for Aurea, a 29-story residential tower near Miami’s Health District. If approved, the venture would measure 29 stories, requiring close to 400,000 square feet of new construction. It would occupy a vacant site.
